Airbnb Research Finds Short-Term Rental Caps Unlikely to Improve Long-Term Rental Supply
8/11/2025
Placing caps on short-term rentals is not expected to result in a notable increase in long-term rental housing supply, according to a study from Airbnb. The research, based on a survey of Australian hosts, found that 88% indicated they would not convert their listings into long-term rentals, even if local governments reduced the number of nights properties could be let out on platforms such as Airbnb. A majority of respondents said they used their properties as primary residences, holiday homes, or said they were not suitable for long-term tenants, while 12% said they would consider moving to long-term rental if tighter restrictions were introduced. Although the survey focused on Australia, cities including Amsterdam, Lisbon, London, and New York City have implemented or proposed caps or stricter enforcement to manage the impact of short-term rentals on housing affordability.
