Arapahoe County, Colorado, commissioners postponed a vote on new short-term rental regulations after technical issues disrupted public participation during a meeting. The board had initially approved the rules but reversed course and rescheduled the final vote for May 12 so residents using phone and online systems could fully participate. The proposed ordinance would create a licensing system for rentals, requires rentals to be primary residences, and includes rules on occupancy limits, parking plans, insurance requirements, minimum spacing between rentals, and bans on large gatherings. Owners would also need a local contact available 24/7 and annual license renewals, with fees totaling $550. Officials say the goal is to improve public safety and neighborhood livability while still allowing homeowners to earn rental income. Industry representatives warn the regulations could be overly restrictive and harm property rights and investment plans.
