An Arizona bill aimed at tightening regulations on short-term rentals is effectively dead for the year after failing to receive a hearing in the state Senate. The proposal missed key legislative deadlines, leaving little chance of revival. The bill sought to limit occupancy, allow cities to crack down on problem properties, and require sex offender checks for renters. Despite negotiations with industry groups and partial support from lawmakers, delays and procedural hurdles stalled progress. As a result, existing laws remain unchanged, continuing to restrict local governments’ ability to regulate the market.
