Austin Passes New STR Rules

Austin has approved stricter rules for short-term rentals (STRs) to curb unlicensed listings and improve compliance. The City Council now requires platforms to display city-issued license numbers and remove unlicensed properties on request. Licensed STRs must follow nuisance rules, while owners with multiple homes on one lot can rent a limited number of units. Renters may also obtain licenses with landlord permission. City officials plan to simplify the licensing process and adjust fees, as high costs previously discouraged compliance. Unlicensed listings must be regularized by July, with new lot restrictions effective October 1.
