Beacon, NY, Proposal Adds STR Compliance Requirements and Limits Accessory-Apartment Rentals

11/3/2026

Beacon, New York, placed proposed Local Law No. 6 on its early November council agenda. The proposal would require booking services to verify STR permits and add insurance, tax compliance, and safety requirements. It would also restrict STR use of accessory apartments, with a limited exception for units operating by September 1, 2026, that obtain permits and satisfy applicable room-tax obligations by December 31. The proposal retains STR eligibility across all zoning districts and does not impose a numerical permit cap. Final adoption was not confirmed in the reviewed materials.

Why it matters: The proposal combines continued market access with additional compliance obligations. Its accessory-apartment provisions could limit future inventory, while the December 31 conditions could determine whether existing units remain eligible. Managers and booking services would need to coordinate permit verification and documentation if the measure is enacted.
