Booking.com-Exclusive Listings Reshape STR Market Visibility

AirDNA has expanded its short-term rental dataset by adding Booking.com-exclusive listings, giving analysts a more complete view of global supply and demand. The update reveals that a significant share of inventory in many countries—especially in Europe and emerging markets—exists only on Booking.com and was previously undercounted in cross-platform analyses. Countries such as Poland, Romania, Argentina, Egypt, and Croatia show some of the highest proportions of exclusive listings, with Poland leading both in supply share and demand contribution. In major markets like the UK, Spain, Germany, and Italy, Booking.com-exclusive properties also represent a notable portion of listings. In the US, exclusive listings are concentrated in leisure destinations such as Deep Creek and Hilton Head, where supply often exceeds demand share. The findings highlight how platform exclusivity shapes visibility, competition, and traveler booking behavior globally.
