Chatham County, Georgia, officials are considering the first major update to short-term rental (STR) rules since 2020, prompting debate among homeowners, property managers, and residents. Proposed changes for unincorporated areas include limiting guest numbers for homes using septic systems, requiring new rentals to be at least 500 feet apart, and banning homestead exemptions for properties used as STRs, even if owners rent only part of their home. County leaders said the measures aim to protect drinking water, improve safety, address affordable housing shortages, and ensure owners respond quickly to complaints. Residents pushed back on some proposals, arguing STRs help homeowners afford rising housing costs. Officials also want stricter response requirements for absentee owners after past communication issues. The proposals remain under review, with county commissioners scheduled to discuss amendments further on May 22.
