Court: Arizona Cities Can't Bar Short-Term Rentals of Mobile Home Units
12/1/2025
Arizona legislators meant what they said when barring cities from regulating vacation rentals, the state's Court of Appeals has concluded. The judges unanimously ruled to reject arguments by the city of Sedona that it was free to prohibit a 59-acre mobile home park from renting out its units for short-term rentals. The court said the clear language of the laws leaves that decision up to individual homeowners. The ruling is the latest setback for communities combating the laws, contending that the explosion in short-term rental numbers has made it harder for area residents to secure affordable housing.
