Groups of Small Hosts Fight Mexico City’s STR Restrictions

Mexico City introduced new short-term rental regulations in 2024 under interim Mayor Martí Batres, requiring all properties and contracts to register with a government registry. Rentals of “vivienda social” are banned, and owners of four or more units must meet commercial zoning, licensing, and safety standards. Properties can only be rented 182 days per year. Small hosts, or pequeños anfitriones, managing one to three properties, argue these rules disproportionately affect them, as many rely on rental income. They presented proposals to the city, including responsible tourism guides, safety measures, and the use of hospitality taxes for local businesses, while requesting the 50% occupancy limit be lifted.
