Idaho Looks at Looser Rules on Rentals

3/3/2026

The Idaho Senate Commerce & Human Resources Committee considered two bills on short-term rental (STR) regulations, reflecting a long-running debate over balancing property rights and safety. Senate Bill 1263, sponsored by Sen. Mark Harris, would limit local governments from imposing restrictions targeting STRs, while still allowing safety requirements like smoke alarms and occupancy limits. House Bill 583 goes further, preventing cities and counties from requiring licenses, permits, or fees for STRs and limiting ordinances on noise, parking, and traffic to rules that apply to all residences. The committee held Harris’s bill for further review but advanced HB 583, which will head to the governor’s desk if approved by the Senate.
