Judge Lets Tybee Island, GA, STR Regulations Stand
8/18/2026
A Chatham County judge has ruled that Tybee Island, Georgia, can continue enforcing its short-term rental regulations, rejecting a lawsuit brought by rental property owners in 2023. The decision highlights an ongoing divide among residents, businesses, and vacation rental operators over how the island should manage tourism. Rental owners argue that restrictions create financial uncertainty and could hurt restaurants and other businesses that depend on visitors. The city, however, says regulations are needed to protect residential neighborhoods and maintain quality of life. Tybee officials are considering replacing the current rules with a four-sector system that would permit more STRs near beaches, restaurants, and other tourist areas while limiting them in quieter residential neighborhoods.
Why it matters: The ruling allows Tybee Island to continue enforcing its STR regulations despite challenges from property owners. The city’s proposed sector-based approach could further restrict rentals in residential neighborhoods while concentrating them in tourism-oriented areas.
