Nantucket Planning Board Advances Alternative STR Proposal Despite Concerns

The Nantucket (Massachusetts) Planning Board unanimously voted to advance Chair Dave Iverson’s short-term rental (STR) proposal to the November 4 special town meeting, though the board did not endorse it. Iverson’s compromise would limit rentals to 49 days between June 15 and August 31 and to 70 days per year. It would also cap peak-season occupancy changes at seven, with hosted stays exempt. Board members remain divided, with some supporting the measure as a negotiated solution likely to secure the needed two-thirds vote, while others argue it is rushed, unenforceable, and could harm local businesses. A public hearing on October 9 will finalize whether the board endorses Iverson’s article or the competing proposal by Brian Borgeson, which seeks to fully legalize STRs by right. The urgency follows a Massachusetts Land Court ruling creating uncertainty around Nantucket’s STR regulations.
