Newport Beach Moves to Adopt Coastal Commission Changes to Short-Term Rental Laws

The Newport Beach City Council has made progress in its effort to update the city’s short-term rental laws after a July 22 vote to incorporate changes suggested by the California Coastal Commission. The commission weighed in on Newport Beach’s proposed updates in May, including allowing a limited number of such properties in two coastal mixed-use zones. Some Newport Beach residents complained about a 20-unit requirement to obtain a STR operating permit in the coastal zones. Newport Beach allows for 1,475 STR units citywide without the 20-unit requirement outside of the coastal zones. City council voted unanimously, 5-0, to amend its STR regulations to incorporate the commission’s modifications. A procedural vote is scheduled for the city council’s August 26 meeting. After that, the amended updates remain pending the commission’s final approval, which city officials anticipate will happen in October.
