Short-Term Rentals See Summer Slump, but Labor Day Travel Bucks Trend

Short-term rental occupancy in the United States is falling sharply this summer, with PriceLabs reporting August 2025 bookings pacing 10% below last year and September down 12%. July occupancy also slipped 12%, with only four states showing growth: Illinois, Arkansas, Missouri, and West Virginia. Despite weaker demand, average daily rates rose nearly 3% year-over-year in July and remain elevated for August and September. Holiday weekends remain resilient, with Labor Day bookings up in 18 of 24 major markets, led by Branson, Atlanta, and Ocean City, Maryland.
