AirDNA identified 17 Midwest and Southern short-term rental submarkets offering annual yields above 10%, relatively affordable home prices, 400 to 1,000 listings, and limited professional management. Rockford, Illinois, led the list with a 14% yield, an average home value of $300,442, and potential annual revenue of $40,024. Akron, Ohio, and Warner Robins, Georgia, followed with yields of 13% and 12%, respectively, while both had average home values below $325,000. AirDNA said revenue per available room continues growing in these markets despite rising listing counts. Demand is supported by proximity to military bases, natural attractions, and travelers seeking affordable, distinctive stays outside major cities. The report also noted that Midwest housing remains significantly cheaper than in coastal regions, although increasing buyer demand is putting pressure on affordability in some cities. Meanwhile, some municipalities are tightening short-term rental regulations.
