More DC Residents Could Host STRs Under Proposed Bill
Washington, D.C., is considering the Short-Term Rental (STR) Regulation Amendment Act of 2026, introduced by Mayor Muriel Bowser, which would allow more homeowners and renters to operate STRs. The legislation would permit residents to rent a second property for up to 90 nights per year and create a special license for rentals during holidays or city-designated events without the host present. The bill aims to clarify rules, strengthen consumer protections, and ensure economic benefits from tourism reach local residents, who currently operate more than 5,100 STRs.
