New Orleans Council Raises Nightly STR Fees in Bid to Close Budget Shortfall
The New Orleans City Council unanimously approved raising nightly short-term rental fees from $5 for residential units and $12 for commercial properties to $20 for all units. The increase is expected to generate $3 million to $5 million annually to help cover municipal service costs, including permitting, public safety, sanitation, and enforcement against illegal rentals. The decision comes as the city faces a $100 million budget shortfall and struggles to address more than 900 illegal STR listings. The additional revenue will help offset expenses but will cover only a small portion of the deficit. The fee increase forms part of Mayor Helena Moreno’s proposed 2027 budget strategy, which also considers property tax adjustments to reduce potential cuts to city services. The council is scheduled to decide on 13 property tax millages on November 5, with options that could include rolling rates forward and increasing property tax revenue. The last STR fee increase occurred in 2019.

Why It Matters: The fee increase will raise operating costs for legal vacation rentals. The decision also highlights a concerning trend of municipalities turning to short-term rentals to address broader budget challenges rather than prioritizing enforcement against illegal operators.
